How to PROPERLY Select a Roofing Contractor

What experience do you have and where are you located?

Beware of roofing companies without a local address or who have a PO box.  Obtain a non-cell phone number to determine if the office exists.  Spann Roofing if one of the most experienced roofing companies in the area and has been here for over 63 years…and counting.  Spann Roofing is centrally located in Horry County in the Atlantic Center, a business park behind the 501 Lowes.  Our office line is (843) 347-2220.  We will be here for this roof and the next one.

Is the roofing contractor insured and bonded?

Roofing contractors should have adequate liability insurance and worker’s compensation insurance. Beware of contractors that require you to sign a document before they go on your roof.  If they have insurance, their liability insurance covers this.  Also, if a contractor is not properly insured, you may be liable for accidents that occur on your property.  Spann Roofing will provide copies of general liability and worker’s compensation insurance upon request.

Is the company licensed?

Check with the state licensing board to ensure the company is licensed.  Spann Roofing’s SC license number is G-10831 and North Carolina’s license is 30906.  In South Carolina, a low-slope roof with a value of $5,000 or greater requires the contractor to have a specialty license.  In North Carolina, the limit is $30,000.  Spann Roofing’s SC specialty license number is RBS.1838.

Will the proposal be written and what is the price?

Be sure the written proposal states the full scope of work along with price.  It should list the work to be performed and materials to be used.  Is the cost of removing the old roof and disposal of debris included in the price?  What type of shingles will be used?  Is there a workmanship warranty?  In the roofing world, the best roofers are usually not the cheapest ones.  Be skeptical of roofers whose prices are far below other prices or proposals from Roofing Contractors you have received.  Spann Roofing always gives written estimates that list products and services included.

Will the company supply a list of addresses of recent jobs?  Ask for references.

Look for a company with a proven track record that offers client references and a list of completed projects.  Call these clients to find out whether they were satisfied.  Check out Spann Roofing’s online job portfolio.

Do you have a warranty on your services and products?

Warranties are only as good as the company who offers them.  Warranties are often void with improper installation.  You want to look for companies that are certified by the manufacturer.  Additional manufacturer-backed warranties can be offered by certified roofers that are not available to non-credentialed companies.  Spann Roofing offers a two-year workmanship warranty and is approved by all major roofing manufacturers.

Also…Check with the Better Business Bureau and the Chamber of Commerce, both of whom maintain a list of consumer complaints against local companies.  Contact the National Roofing Contractor’s Association to see if the company demonstrates a commitment to professionalism.  Remember if an estimate sounds too good to be true, it probably is.
