Restorative Coatings Make Sense

Roof coating technology has grown leaps and bounds in the past decade, making restorative coating systems a very good alternative to re-roofing low sloped roofs.

Not only is the cost of most systems 25% to 30% the cost of a total tear-off and replacement, but manufacturers are now offering warranties from 5 to 10 years.

Another benefit to restorative coatings is the limited disruption to your facility’s day to day operations. And finally, restorative coating systems just might pay you back by adding an Energy Star rated reflective surface, meeting requirements for tax deductions or rebates from utilities.

So, what are good candidates for a restorative coating system? When your roof system is between 10 and 15 years old, usually just before your existing warranty expires, it makes sense to have your roof inspected and assessed to see if it is a good candidate for a roof restoration. By restoring your roof, you are not only extending its service life, but you’re also adding warranty protection for up to an additional 10 years.

If your roof has positive drainage or limited ponding is usually an excellent candidate for a restorative coating. This doesn’t mean that a roof that ponds water won’t be a good candidate. Adding a drain or using a different type of coating, Urethane for example, can make that roof a candidate.

Another factor is leak history and being maintained. If your roof has not experienced excessive or continued leaks and the system has been maintained, it’s probably a good candidate for a restorative coating system.

Poor candidates for restorative coating systems include those roofs that have a history of extensive leaking and wet insulation. To determine just how much moisture is in the roof system, a infrared moisture scan can be performed. Small areas of wet roof can be cut out and replaced then coated.

Additional roofs that are not good candidates are ones that have roof contaminates like grease or chemicals. There tends to be adhesion problems.

Restorative coatings are a good fit for many different types of roofing systems. These include; EPDM, PVC, TPO, Modified, Metal and BUR.

When considering a restorative coating system for your roof, look for a professional roofing contractor with experience in restorative coatings. Some key points to keep in mind:

1. Compatibility issues: There are numerous coating options available; however, not all are compatible with different roof compositions. One type does not fit all situations.
2. Quality products: Look for a quality manufacturer with both third party testing of its systems’ and performance success stories.
3. Professional Contractor: Does the contractor ask the right questions and perform the due diligence required to have a successful coating project.

Restorative coating systems are a great alternative to consider. If saving money and extending the life of your roofing system is important to you, a restorative coating system may just be the answer.
