This custom-designed plan allows building owners and managers an opportunity to budget and control roofing costs through regular inspections, early detection of problems and subsequent repair program. By employing this type of maintenance program, you can ensure that you’ll get maximum benefit from your roofing investment. Additionally, PMP’s projectable costs can be amortized over the useful life of your roof.

We believe proper maintenance is essential to maximizing the performance and life expectancy of your roofing system. We also agree that building owners and managers should be protected against the high cost of emergency roof repairs. Spann’s Preventive Maintenance Program is designed to protect your investment. With a well planned maintenance and repair program, you can more than double the life expectancy of your roofing system. In fact, a properly maintained roof should last twenty years or more. Even an older, properly maintained roof can provide many added years of service. Re-roofing is the answer only after years of neglect and lack of maintenance have left the roof damaged beyond repair.

Preventive Maintenance Program
To view the Preventative Maintenance Program (PMP) in the proper perspective, it should not be confused with a major repair program. A valid maintenance program is not possible until the roof is brought up to a maintainable condition. Accurate, timely information and reliable recommendations are the keys to management success.
There are four steps to the PMP: Inspection, Evaluation, Implementation and Follow-Up. Here’s how PMP works for you and your facility…
Spann Roofing & Sheet Metal, Inc. initiates each new PMP program with a thorough, on-site inspection consisting of an in-depth review of all aspects of the roofing system. These include inspection of core samples, roof drains, expansion joints, flashings, copings, and HVAC equipment stands. Other roof components are also inspected to assure their watertight integrity.
After the inspection, a comprehensive evaluation / proposal are prepared. This proposal will include our Baseline Repair recommendations, which will be both accurate and cost-effective. Each element of the PMP evaluation is then discussed with you, keeping in mind your specific roofing needs and budgetary requirements.
Following your acceptance of the proposal, a recommended PMP repair program is implemented by our experienced craftsmen, utilizing the finest materials available. These corrective procedures follow the standards and guidelines as set forth by the Manufacturer, The National Roofing Contractors Association (NRCA), and the Roofing Industry Educational Institute (RIEI).
Upon completion of the Baseline Repairs, bringing the roof to a maintainable condition, implementation of a well-engineered program is set into motion.
All PMP repair and maintenance programs are monitored by our field inspection superintendents. At the completion of each project, a comprehensive final inspection assures you that all repairs have been implemented as recommended. Semi-annual inspections, status reports and subsequent repair work, guarantee the building’s continued watertight performance.
ROOF EXPENDITURE COMPARISON
Shown below is a hypothetical example of a 50,000 square foot roof that was installed at an original cost of $2.00 per square foot / $100,000. (see note below)
Maintained, utilizing the PMP approach, a modest monthly expense is incurred and the life of the roof system is projected to be 15+ years.
Not maintained, the life expectancy of the roof system can be limited to 7 years and thus necessitate replacement at that interval. Compounded at inflation of 7% annually, the cost of the original roof installation and the subsequent roof replacement projects exceeds $500,000.
We used a hypothetical $2.00 per square foot for simplicity and ease of calculation. In today’s roofing environment, a 50,000 square foot roof, with metal copings, flashing and high insulation value could easily be over $6.00 per square foot. Add to that, a 15 story building ocean front and the pricing is substantially increased. Protecting your investment is our goal.
