4 Steps Guardian Service
Inspect
A certified technician examines the exterior roof system while noting the conditions of wall panels, area dividers, parapets, and roof penetrations while documenting conditions needing future monitoring.
Clean
Debris is removed from the roof surface, gutters, interior drains, and through-wall scuppers to prevent ponding water that may cause premature roof aging and damage.
Maintain
As needed, deteriorated sealant on metal flashings is replaced, pitch pans are topped-off, and suspect flashing at equipment curbs and perimeters is resealed. Drain clamps and rain collars at pipe penetrations are also secured.
Report
Spann reports annual summation of work performed, assessment of roof conditions, including updated roof drawings and photographs.
