What is Roof Maintenance?

Roof Maintenance

What’s the most important factor in determining the life span and life-time cost of your roof?

Besides the initial installation, Roof Maintenance is the most important factor in the longevity of your roof. Unfortunately, it is often one of the most neglected and overlooked areas of roof management.

Your roof system is not only one of the most important components of the building, but it’s also one of the costliest, especially when it comes to replacements!

At Spann, our priority is to assist the building owner and managers in keeping their roof system in good condition and prolonging the service life of the roof for as long as possible. Regular Maintenance helps in avoiding premature roof replacement costs.

Roof Maintenance Program

At Spann, we include two yearly inspections, priority leak service, repair of any potential leak sources (such as membrane flashing, pipe penetrations, blisters, cracks in membrane, etc.), clearing drain bowls of debris, tightening drain bolts, cleaning the roof of debris, and many other items. A roof maintenance program should also include a written evaluation of the current condition of the roof, which will show any maintenance work which has been done as well as a projection of any major work required.

In terms of cash outlay, the cost of a maintenance program is negligible when compared to the cost of major roof repairs or re-roofing. The cost of a roof maintenance program (which is implemented while the roof is still in good condition) should cost about $0.05 to $0.20 per square foot per year for most buildings. Cost is dependent upon many factors such as size, accessibility, roof type, and estimated future repairs. It is also important to remember that all manufacturers require regular verifiable maintenance for their roof warranties to remain in force.
